I give him points for coming same day, as my tenants water heater pilot was out. Lit a water heater pilot for 250! She said it took him a few minutes. On the phone, he asked me when it was installed and tried to sell me on installing a new one for a high quote. He then asked me (all by phone) to Venmo or Zelle him with no receipt or invoice. We had standoff until he left my tenant an invoice. My high quality gas water heater is only 6 years old and has no leaks. The only problem occurred when my tenants chose to turn it down. All it needed was the pilot lit.

Frankie did a great job in a complex toilet installation. A badly deteriorated flange coupled with rotted sub flooring provided no support for a new toilet and had caused flushing effluent to leak into the apartment below. Frankie cut out and replaced the old flange as well as rebuilding the subfloor with cement. And, he replaced a corroded and non functional water input valve. All this was competently and expeditiously done. In addition, the cleanup was thorough and Frankie helped dispose of the old toilet and debris. I highly recommend.
